Creating Passive Income Through Real Estate Investing

Real estate creates wealth over time. Through easy financing and low interest rates, acquisition of real estate properties creates streams of passive income. Tax advantages through depreciation can minimize capital gains to virtually zero all while hedging against inflation.
20 year returns on real estate investments average 10.6%, outperforming the S&P 500 Index of 8.6%.

Our Strategy

Building

Identifying Investment Opportunities

We look for Class B and C properties with high occupancy rates in established or rising areas where we can reduce expenses and raise profits through property and management improvement.

Dollar Bill in Jar

Quarterly Distributions

Identifying and buying already occupied properties allows us to deliver quarterly distributions starting the quarter immediately following purchase. This results in investors receiving a dividend every 3 months from the beginning throughout the duration of property ownership.

Upward Curve

Refinance and Returning Capital

We aim to refinance properties in a 3-5 year window after purchase to return initial investments to our investors while continuing to pay out distributions as long as we hold the property. This allows you to reinvest your initial investment into a new property and compound your distributions.

Ways to Invest

When a property is identified, we will begin looking for investors for fundraising. There are 2 main ways to invest:

  • Cash

  • IRA Accounts

    • through utilization of self directed IRA investments, you can transfer IRA money to a self directed custodian and invest money from your IRA directly into a real estate property. There are no early withdrawal penalties and this method can continue to grow your IRA accounts through the benefits of real estate. Click on the image below to learn more about Self Directed IRAs.
